Terms & Conditions

Waves Maroochy River Resort is a destination for individuals, couples, families and groups to come and unwind and relax in a quiet building where they can enjoy the restful view.

The following are for the protection of the owner’s apartment and to ensure the comfort of everyone staying. Angela, George and our awesome staff, thank you in advance for your co-operation and consideration of others.

All prices are subject to change without notice and images are for illustrative purposes only as furnishings and décor in apartments vary.

Payment of a deposit indicates acceptance of all our terms and conditions.

Travel Insurance is recommended to cover for the unexpected. 

1.   A bond by way of a PRE-AUTHORISATION is required by credit card at check-in, to protect the investment of the owners. In the event of damage, we reserve the right to charge the credit card for the full amount of the repairs.

a.   $500 per apartment where. The majority of guests are over the age of 30

b.   $1000 per apartment where all guests are aged 18 - 30.

2.   We have a STRICT NO PARTY and NO FUNCTION policy to ensure that all our guests and residents have an enjoyable stay. Breach of this condition usually results in immediate termination of the booking without refund and bond forfeit.

3.   There is to be NO UNDUE NOISE that affects other guests and residents at any time. After 9pm all noise is to be contained within an apartment. Please consider other guests and residents and close your doors after 9pm. If you can be heard outside your apartment after 9pm you are too loud. Breach of this condition may result in immediate termination of the booking without refund and bond forfeit.

4.   NON-COMPLIANCE of a directive from management, or ABUSIVE and ANTI-SOCIAL behaviour directed at anyone in the building may result in immediate termination of the booking without refund and bond forfeit.

5.   There is be NO SMOKING in the APARTMENT or on the BALCONY. Smoke travels and other guests and residents are entitled to have their doors open and not affected by smoke. Breach of this condition will result in the booking being terminated without refund and bond forfeit.

6.   NO PETS of any kind are allowed in an apartment. Breach of this condition may result in immediate termination of the booking without refund and bond forfeit.

The one exception to an animal in an apartment is for guide dogs. Costs will be applied for excessive cleaning, if necessary, as for any other guest.

7.   If apartments are not left if a tidy state, then an EXCESSIVE CLEANING charge will be deducted from the bond. Any CARPET STAINS that require professional cleaning will be charged to the guests. Assisting us with what caused the spill usually reduces costs.

8.   VISITORS are permitted between the hours of 8am and 9pm and are the responsibility of the registered guest. Visitors are required to park in the visitor’s carpark or outside the building. Guests are required to notify Reception of visitors and visitors will be permitted at management’s discretion.

9.   ONE CAR PARK is allocated per apartment. Vehicles found in unallocated car parks will be fined $100 per day and may be removed to allow a guest or resident to use their allocated car park.

10. KEYS are to be returned to Reception or placed in the Key Safe opposite the Reception door. If a key is not returned or lost a charge of $300 will apply to cover a change of lock, keys and security card/fob.

11. The MAXIMUM NUMBER OF PEOPLE staying in a room is 6 people for a 3-bedroom apartment, 4 people for a 2-bedroom apartment and 2 people for a 1-bedroom apartment. A charge of $50 per person per night will apply to extra people staying in the apartment. EXCEEDING THE MAXIMUM number of people in an apartment during the day may result in the booking being terminated without refund.

12. LOST PROPERTY will be held at the property for 30 days. We will do all we can to contact the guest so that arrangements can be made to return the property. A minimum charge of $20 will apply for postage and charged to the guest’s credit card.

13. BOOKINGS: (1 – 2 apartments)

a.   require a 1-NIGHT DEPOSIT at the time of booking with the BALANCE PAID ON ARRIVAL.

b.   for PUBLIC HOLIDAYS, LONG WEEKENDS and PEAK PERIODS a DEPOSIT of 2-nights is required.

c.    Changing a booking may be treated as a cancellation if within 14 days of check-in or may incur an administration fee of $50 and be treated as a new booking with prices applied according to the new dates.

d.   EARLY DEPARTURES will not be refunded the unused part of the booking.

e.   CHECK-IN is from 2pm. Earlier check-in may be arranged subject to availability.

f.     A PRE-AUTHORISATION of $500 is required at check-in.

g.   CHECK-OUT is by 10am. Late check-out may be arranged subject to availability, and a fee may be charged depending on how much longer is required.

h.   Guests are expected to not over crowd an apartment unduly with visitors. Management reserves the right to ask non-occupants to leave the apartment. Eviction may result.

14. GROUP BOOKINGS: (more than 2 apartments in the same name)

a.   require a 2-NIGHT DEPOSIT at the time of booking with the BALANCE RECEIVED 30 DAYS before check-in.

b.   Changing booking dates within 30 days of check-in may be treated as a cancellation.

c.    EARLY DEPARTURES will not be refunded the unused part of the booking.

d.   CHECK-IN is from 2pm. Earlier check-in may be arranged subject to availability.

e.   A PRE-AUTHORISATION of $500 per apartment is required at check-in.

f.     CHECK-OUT is by 10am. Late check-out may be arranged subject to availability, and a fee may be charged depending on how much longer is required.

g.   Groups are expected to not over crowd an apartment unduly. Management reserves the right to ask non-occupants to leave the apartment. Eviction may result.

h.   All attempts will be made to accommodate the needs of groups.

15.  CANCELATIONS:

a.   Bookings cancelled 30 days or more prior to the date of arrival will have  their deposit refunded.

b.   INDIVIDUAL bookings cancelled within 14 days of the day of arrival will be liable for the whole booking. Every attempt will be made by management to sell the cancelled room. Any resold nights less an administration fee of $50 will be refunded.

c.    GROUP bookings cancelled within 30 days of to the date of arrival will be liable for the whole amount of the booking. Every attempt will be made by management to sell the cancelled rooms. For each apartment resold the amount of that sale less an administration fee of $50 will be refunded.

d.  BOOKINGS BETWEEN 15 DECEMBER AND 15 JANUARY cancelled within 30 days of the date of arrival will be liable for the whole amount of the booking. Every attempt will be made by management to sell the cancelled rooms. For each apartment resold the amount of that sale less an administration fee of $50 will be refunded.
